Replacement Decal If a replacement decal is needed, you will need to contact the property manager with the new or updated vehicle registration. Should a vehicle be in violation of the parking Rules and Regulations, the vehicle may be booted or towed at the unit owners expense. CAUTION: All non-registered vehicles without owner/tenant parking stickers must be removed off of our property. Towing / Booting will be in-force when in violation of more than 12 Hours. A “Warning Violation” will be affixed to window for owner action to be will be towed at their own risk !

Hi Owners, The Board of Directors wanted to remind everyone of a few important things.... Cleaning Dryer Vents We recommend that you check your dryer vents, on an annual basis, to see if they need to be cleaned or not. The lint that escapes through the filter can cause a blockage and that combination of lint and heat can cause fires. Living in such close proximity to each other, we have to be very careful about this. Not only is it a fire hazard, but it can cause your dryer not to run as efficiently as it should - wasting money. Common signs you will notice from dryer vent blockages from lint are: The clothes, towels, etc. in the dryer are taking much longer to dry than usual. The dryer itself will feel hot, to the touch, when it is running. You may smell a burning odor when you turn the dryer on. Check outside, at your vent site while the dryer is running, and if there isn't good airflow or little at all, you may have a blockage; also look for lint near the vent site. Changing Air Conditioner Air Filters As the weather here is getting hotter and hotter every day, we wanted to remind everyone of the importance in changing your air conditioner filter. Living in Florida, it is recommended that we change our air conditioner filters every 30 to 60 days. If you use your a/c frequently, definitely try to change the filter every 30 days. It will keep your a/c running efficiently, energy efficiency and running cold air as it should! Cleaning Air Conditioner Drain Line The recommended frequency for cleaning air conditioner drain lines or "flushing the line" is at least once a year to ensure that the line is free of any back up or clog and it will help to maintain that the line is properly maintained and functioning. This is especially important for us, living in a two story condo, where most of us share a common drain line. Hurricane Preparedness As we enter hurricane season again (June 1-November 30), we wanted to pass on a very important link with very useful information, on hurricane preparedness, from the City of Boca Raton. We've also attached the city's hurricane guide for you. The City of Boca Raton's Web-site on Hurricane Preparedness: Hurricane Information | Boca Raton, FL (myboca.us) Last thing: an important reminder on the Dumpster Area Rules We still notice that many of you, or your tenants, are not closing the lids on the dumpster & recycling bins AND are also not securing the gates when you leave the dumpster area. It is so important to remember this every time you are in the dumpster area as leaving the lids open expose the bins to stagnant water (that eventually smells really bad, attracts rodents and also is a breeding ground for mosquitoes) AND the gates are closed. PLEASE, please be mindful of this!

Reminder:

Always be considerate to your neighbors, keep noise to a minimum. No loud noises such as stereo, TV, radio, load conversation, etc. after 11 PM. Pool operation is open daily from “Dawn to Dusk” only, No admittance after dusk. The sign will be placed on the pool entrance gate with a sensor light to ensure notification conformance. All residents are required to have a pool gate key to gain access to the pool and restrooms. Only one owner assigned parking space per unit, and one guest spot first come first basis, and must be moved frequently for each residence (2 day max). The speed limit is 15 mph on common property is strictly enforced for the safety of our community. The violator will be fined. Please observe all displayed pool rules and keep the pool area clean and free of debris when leaving. Also, please close umbrellas when leaving the pool area to ensure safety when unoccupied (per the City Board of Health). Only registered residence vehicles are allowed in assigned owners’ parking spaces. only one allowed guest parking space per unit on a first come basis, and must be moved with regularity.

OWNER/Tenant Parking Sticker Registration Owners/Tenants vehicle(s) must have registered vehicles with a unique assigned parking sticker. This sticker should be placed on the inside driver-side rear window only for each vehicle. Only two (2) vehicles are permitted per unit. Each unit will have one (1) assigned parking space. The second vehicle will be in a "Yellow Guest Spot". These guest spots are used as first come daily basis, and not used for vehicle storage. These vehicles must be move with regularity for fairness to all resisdents and guest parking. Resident violators can/will be warned first, if not in complaince will be fined according, as stated in our formal by-laws and procedures. within 48 hours.
